Atlanta currently ranks fourth in the country for closed transactions, signaling that buyer demand remains strong. Despite higher interest rates and economic headlines, people are still moving to — and within — Atlanta at a steady pace.
 
But here’s where it gets interesting.
 
Atlanta also ranks third nationally for active inventory, with inventory up 11.5% year over year. That increase matters. For the past several years, buyers were navigating extremely tight conditions with limited options and intense competition. More inventory creates breathing room. It gives buyers choices. It brings negotiation back into conversations. And it signals a move toward a more balanced market.
At the same time, the median home sale price dipped 2% year over year, now sitting at $385,000. That slight adjustment isn’t a crash — it’s a normalization. After rapid appreciation during the pandemic surge, we’re seeing the market recalibrate in a healthier, more sustainable direction.
 
From my perspective working across Buckhead, Sandy Springs, Brookhaven, and beyond, this shift is encouraging. Sellers still benefit from strong demand, but pricing strategy matters more than ever. Buyers have more leverage than they’ve had in years, yet competition remains in well-priced, move-in-ready homes.
 
In other words: Atlanta isn’t slowing down — it’s stabilizing.
And stability is good for everyone.
